What you will actually need in cash

Stamp duty is payable in cash and cannot be financed, so it belongs in the budget from the start. Enter a price to get the ad valorem duty on the current scale — with the luxury rate applied automatically to residential property above $100m — then the deposit, commission, legal fees and other costs on top.

1. All demand-side measures were abolished with effect from 28 February 2024: SSD, BSD and NRSD no longer apply, and every buyer pays ad valorem duty at Scale 2 only.

2. Scale 2 bands reflect the 2025/26 Budget (effective 26 February 2025). The luxury rate for residential property above $100m reflects the 2026 Budget (effective 26 February 2026); non-residential property stays on Scale 2.

3. The pre-2024 regime is shown for comparison only: NRSD at a flat 7.5% (halved from 15% on 25 October 2023), BSD at 7.5%, with close-relative nomination and joint purchases exempt.

4. SSD was payable by a seller disposing within two years of purchase (10%–20%) and was abolished on 28 February 2024, so it is not included here. Car parks sold together with a flat, and multiple units under one agreement, need specific advice.
